出租提前解約~回復原狀要求??

我的房客要求 提前7個月解約 (簽約是1年又1個月..多一個月是房客當初的需求..)

他們問我會不會有解約金收取的問題..我說不用因為有提前告知 (7月中我就知道了)..

可是我可以要求浴室刷乾淨和髒污的牆壁重新分刷嗎
(當初我是全部洗得乾乾淨淨.牆壁也是新粉刷)

我會知道是因為.我上回去幫忙換燈泡時發現牆壁髒髒的.浴室也不是很乾淨
